The Anaheim Housing Counseling Agency (HCA) was created in 1998 by the Anaheim Housing Authority to assist homeowners, homebuyers and renters to find answers to their housing questions. HCA is a HUD certified counseling agency. The goal of HCA for homeowners is to educate them on the process and steps they will face if they default non their mortgage and to assist in mitigating the negative impact of default. To meet this goal, the Agency offers one-on-one counseling in an effort to help clients make informed and reasonable decisions regarding their housing choices. HCA is operated by the Anaheim Housing Authority.

Losing your home can be the worst and most devastating event to you personally, and your credit history. This is a scenario that you don't want to occur if you can avoid it! Not only will you lose the comfort of your home and your investment, but a Foreclosure will stay pending on your credit history for as long as 10 years. This will jeopardize your ability to qualify for any future home loan purchases, it may affect your ability to access loans for car purchase and other needed purchases, and loan costs are likely to be higher both in fees and interest paid.

DEFAULT - Starting from the first to the third missed home mortgage loan payment.

FORECLOSURE - A process that typically starts after three month's delinquency of your home mortgage loan, but some lenders can start earlier. Foreclosure is a legal means that your lender can use to repossess (take over) your home and includes their applying for a court order allowing the reposition.

Services provided by The City of Anaheim Housing Counseling Agency can help our residents facing default and foreclosure:

  • Explain the process and procedures typically implemented by 
    lenders to either remedy the default/foreclosure, or to 
    conclude the process.

  • Accessing and transmitting specific documents needed by the 
    lender's, such as monthly income and expenses, that will 
    assist in disposition of the case.

  • Contact the lender and advocate on the borrower's behalf.

  • Assist clients throughout the process, to the final disposition, 
    and any needed post counseling.
